Towamencin: Long list of waivers requested for proposed Planet Fitness – The Times Herald

TOWAMENCIN Developer PSDC has begun making the case to Towamencin's officials for a new Planet Fitness to go inside a former Sears hardware store building.

In addition to a request to the board for conditional use approval, the developer is also asking to waive the formal land development process, and for a series of waivers of parts of township codes.

"Because this is an existing center, while we are proposing some improvements, we are requesting a waiver of land development," said attorney Carl Weiner.

During the township supervisors' Dec. 9 meeting, Weiner and engineer John Anderson read a Dec. 1 review letter from township engineer Tom Zarko, explaining how they'll comply with most of the conditions spelled out, and asking for waivers for several.

The first waiver request had to do with sidewalks along the frontages: on the Forty Foot Road side, Anderson said, the concrete sidewalks eventually merge with an asphalt path in front of the adjacent SKF Inc. office building also built by PSDC, and a similar link could be made on the Allentown Road side leading to an adjacent cemetery.

"We'd be happy to leave the asphalt path the way it is today. I think PSDC would be grateful to leave it, and not do any improvements there," Anderson said, and the board agreed.

Two more waiver requests had to do with street trees to be installed around the perimeter of the site, along both Allentown and Forty Foot Roads, where earlier and older trees have been removed over the past two years. Weiner said current codes require any new trees be at least 25 feet from overhead utility lines, which do run above both frontages, and said he and the engineer would work with staff to find shorter species that don't grow as high.

"That looks awful, now that those trees have been taken down. I understand there's power lines, but hopefully there's some way to address that," supervisors Chairman Chuck Wilson said, and supervisor Dan Littley added the property "looks like a B-52 strike" without them.

"I don't care what you do: until you do the outer perimeter trees, you're not going to change anything," Littley said.

A different waiver request asked that the board grant the developer permission to bypass a requirement that the entire parking lot be screened along the perimeter, which prompted similar comments.

"It's great that you're doing this, and I'm sure we all want to see this thing move along, but the landscaping proposed in here is just very scarce," Wilson said.

Anderson suggested the developer could work with the township's engineer to develop a phased landscaping plan, showing trees for the Sears and strip area first, then the frontages and a possible connection to the SKF building later on. Wilson said he and the board would accept that, and solicitor Jack Dooley suggested adding conditions to the land development waiver that require landscaping be added as part of later phases.

Applications for new freestanding signs indicating the new name of "The Shops at Town Square" are also in the works, according to the engineer, and those signs would meet all current codes and likely be surrounded by landscaping features near each driveway entrance, he said.

Supervisor Rich Marino also asked if the latest plans still include a driveway connection between the shopping center and the SKF building, with a driveway running out to a new traffic signal planned on Forty Foot at Newbury Way.

"That is still part of the future plans," Anderson said, but the developer is currently more focused on finding tenants for the shopping center first, then the planned age-restricted residential development behind, and analyzing the impact of COVID-19 on demand for each.

"They are definitely working on future plans for that area. It just has taken a little bit of a delay," Anderson said.

The board voted unanimously to direct staff to prepare a resolution spelling out the land development waivers and conditions, "in accordance with the discussion we had on each of the items tonight," Wilson said.

In response to an early look at the project's renderings, readers of The Reporter sounded off on Facebook about the proposed Planet Fitness. Reader Christina Guarna said she wondered what would go into the former Via Marconi restaurant building in the shopping center, and reader Theresa Guarna Prendergast said "at least it looks like something is finally happening to that site. Its been so sad seeing it empty like that (for) so long."

Reader Kathy Giorno Uskuraitis said she "would rather have some kind of family fun thing there," while reader Renai Molettiere Cardillo said "as a neighbor in Lower Salford, I applaud Towamencin Township for their thoughtful development."

Reader John Hatz Jr. added that he was "surprised anyone would invest in a gym at this time," and reader Mary Kliewer Wegscheider agreed: "I wouldnt open a gym in the near future," and reader Carla Kloufetos simply commented: "Yes!!!!"

At this point, it is undeniable that we need to exercise. The benefits of exercise are so abundant that no one can make a rational argument to not engage in regular exercise.

Even so, some of us dont. With all the supporting evidence, it is hard to make exercise part of the daily routine. Some cite time issues, lack of knowledge, diminished motivation and desire or declining health or injury.

Whatever the reason might, we have to, need to and must want to make it part of our lifestyle.

Need to. Maybe we have reached a point where we need to make exercise part of our daily routine. Has the body weight slowly crept up? Is strength starting to fade with age? Is balance becoming more of a challenge as we move through life? Maybe we no longer want to feel sluggish and tired throughout the day.

People always are looking for the magic bullet in the form of gadgets and supplements, when all thats needed is physical activity on a regular basis. Improving and maintaining fitness is something we need to do if we want to live an active functional life and keep up with our other active friends and family.

Have to. This might sound extreme, but our life depends on exercise. Exercise will improve the chances of a long, active life.

In 2012, The Journal of Aging Research reported that mortality rate is reduced up to 35% in those who engage in regular physical activity as compared to sedentary individuals.

If you want to be around to enjoy life with the aforementioned friends and family, then get up and get moving. Keep things like Type 2 diabetes, hypertension, heart disease, risk of stroke and other health issues at bay.

Want to. For long term compliance, we have to want to do it. If we dont find enjoyment in exercise, it will be hard to make it a long-term habit.

There are so many ways to exercise, we certainly can find an activity that interests us. The combination of strength training and cardiorespiratory exercise is the perfect combination for long-term fitness.

They can be accomplished through a variety of modes: Water sports, racquet sports, weight training, running and yoga the list goes on.

We need to try different fitness offerings until we find the one that excites us to the point that its part of the day we look forward to. The rate of long-term compliance is much higher if we find enjoyment in what we do.

We often are told, hear or read that we should exercise with regularity, and the sooner we employ the need to, have to and want to of exercise the better health well experience.

Roger Federer gives fitness update as he admits ‘it will be tight’ to be fit for Australian Open – Tennis365

He has made steady progress since undergoing a second knee operation, but Roger Federer admits he is in a race against time to be fit for the Australian Open.

The 20-time Grand Slam winner first underwent arthroscopic surgery on his knee at the end of February and pencilled in the grass-court season as a possible return date. However, after a setback he was forced to undergo second operation and June.

After initially revealing in October that he had returned to training and was targeting the 2021 Australian Open as his comeback event, Federer told local Swiss media on Sunday that he is no longer certain about his return date.

I would have hoped that I would be 100% in October. But I am still not today. It will be tight for the Australian Open, he said.

The second knee operation was a huge damper, but in the last six months there has been steady progress.

Lets see how the next two months will unfold. Ive been doing a lot of physio and physical work lately, now lets see how tennis is doing.

The 2021 Australian Open start date is set to be pushed back to 8 February from its original 18 January slot due to the coronavirus pandemic and the 39-year-old admits the extra time off would be good for him.

Its a race against time for the Australian Open. Im curious to see whether it will start on February 8, he added.

Of course, it would help if I had a bit more time.

Fitness Boxing 2: Rhythm and Exercise – TrustedReviews

This is a great exercise experience for Nintendo Switch that makes excellent use of its motion controls, although the game doesn't introduce quite enough changes to stand out from its predecessor.

Ring Fit Adventure redefined expectations for traditional fitness experiences in gaming, showing that the genre can be much more than strict recreations of existing exercises in a bland, poppy setting, but Fitness Boxing 2: Rhythm and Exercise sits somewhere between the two.

The original Fitness Boxing offered a genuinely effective workout while providing players with enough creative exercises to remain engaged for hours. Despite this, it felt somewhat artificial compared to its contemporaries. But it was still incredible amounts of fun, and its sequel maintains that mantra in a number of engaging ways.

Rhythm and Exercise maintains the same basic mechanic, modes and visual aesthetic of its predecessor, simply aiming to expand upon it with a greater variety of workouts and customisation for your selection of virtual trainers. Its an enticing experience that offers a sufficient workout, even if it isnt the best fitness outing you can find on Nintendo Switch right now.

Fitness Boxing 2: Rhythm and Exercise is controlled entirely with motion controls, with the player holding a Joy-Con in each hand to register punches, thrusts and general movements of your upper body. Jabs, uppercuts and straights are registered with surprising accuracy, more so for those who are willing to move their body to the rhythm of each song.

It feels great, and continues to be one of the platforms best examples of modern motion controls, although Id recommend wearing wrist straps to avoid flinging a stray punch directly into your television. Fitness Boxing is undeniably simplistic compared to Ring Fit Adventure, but it keeps you engaged with a frenetic pace that constantly switches up what routines are expected of you.

The opening moments are surprisingly relaxed as you pick a trainer, fill in your details and slowly but surely come to terms with the first round of exercises. Within moments I felt like a fledgling boxer, performing rhythmic movements with ease. Unfortunately, my confidence was knocked upon entering my first daily workout.

Daily Workouts are very much the crux of Fitness Boxing, acting as the core incentive for players to return each day to complete an extensive routine to lose calories and hone their technique. My regular sessions lasted roughly 40 minutes, combining 10-minute rhythm routines with adequate times for warming up and stretching.

Im no exercise master, and as such I vastly underestimated the physical endurance required to swing ones arms constantly for over 40 minutes. Turns out its quite a lot, and within the first week or so I was left and a battered and broken gamer as my trainer lauded praise upon me as I crossed the finish line. I felt excellent, so the effort was arguably worth the end result.

Fitness Boxing does a great job of making you feel rewarded, with the in-game achievement system monitoring even the smallest of accolades and adding them to a virtual gallery. Im a sucker for tracking my progress like this, and small little icons reminding me that I just needed to stay strong and keep pushing forward made a newcomer like me feel welcome.

Personal customisation is a huge component of Fitness Boxing, and that doesnt always relate to the exercise routines youll be jumping into. Trainers come in all different shapes, sizes and genders offering you a solid range of motivational eye candy to ogle while throwing punches towards the screen.

Existing athletes from past games return alongside a couple of newcomers, although the voice acting on offer is definitely a mixed bag. I will admit that staying on my toes for over 40 minutes was a bit of a push when the trainer hurling commands at me was speaking with the emotional expression of a brick wall. Its laughably monotone, and can make the whole experience feel coincidentally robotic.

Luckily, visual customisation is far more compelling. Trainers can be customised with an endless assortment of clothing to depict them as true fitness experts or someone who accidentally backflipped into a bin outside of Sports Direct. You can be as faithful to the sport as you like, or opt for something far more ridiculous.

Routines can also be altered to your liking. If you arent a fan of a certain exercise or routine, simply change it out for something else. The time of each workout can also be changed to fit your playstyle, slowly increased or decreased depending on personal goals or simply how youre feeling on a certain day. Theres a great level of accessibility here, and youre seldom penalised for missing a day or not sticking to a regular schedule.

Those who played the original Fitness Boxing might be underwhelmed by what the sequel offers. Its a fairly barebones expansion which maintains the same mechanics, aesthetic and overall design. The game feels like complimentary content as opposed to something that builds upon the existing foundations. As a result, the soundtrack is arguably the biggest draw here, and fortunately its filled with bangers.

Darudes Sandstorm, Swedish House Mafias Dont You Worry Child and Katy Perrys Hot N Cold are just a few of the excellent hits crammed into Fitness Boxing 2, each of which have been altered somewhat to take full advantage of the rhythm-based gameplay. Theres always a possibility for downloadable content in the future, unless Nintendo decides to throw out Fitness Boxing 3 in 2021 with a similar, iterative approach.

Fitness Boxing 2 is a great exercise experience for Nintendo Switch that makes excellent use of its motion controls, although the game doesnt introduce quite enough changes to stand out from its predecessor.

Fortunately, an excellent soundtrack, generous amount of content and mechanics that make it appealing to both newcomers and experts alike help it shine in the end.

Consider biking to the office if you dont live too far from the workplace. You can split up the route if you live too far, say take public transport to a point reasonably near your workplace, and then bike for the remaining part.
